More inventory, softer prices — the Tampa Bay market looks different than it did a few years ago.

For years, buying a home in Tampa Bay meant bidding wars, waived inspections, and offers over asking just to compete. That era is over — at least for now. As of summer 2026, sellers in the Tampa-St. Petersburg metro outnumber buyers by 70%, and the median list price has slipped to around $400,000, down 4.6% from a year ago.

The Numbers Behind the Shift

Zillow data shows St. Petersburg list prices down 3.9% year-over-year and Tampa down 2.1%. Homes are sitting a median of 46 days before going under contract — not dramatically longer than a year ago, but combined with more inventory and softer prices, buyers are finally getting real room to negotiate on price and terms instead of just hoping to get picked.

Why Pasco County Still Stands Out

Even inside a cooling market, geography still matters. Wesley Chapel and Land O' Lakes continue to offer a lower price-per-square-foot than saturated Hillsborough hotspots like South Tampa or Brandon, with more new construction for the money — more than 15 builders are currently active across Wesley Chapel, Land O' Lakes, San Antonio, Odessa, and Trinity alone.

What This Means If You're Buying

You have leverage you haven't had in years — but it's not universal. Homes priced correctly from day one are still moving fast; it's overpriced listings that are lingering and taking price cuts. Coming in with a lowball offer on a well-priced home in a hot pocket like Wesley Chapel still won't work.

Pricing accurately from the start matters more than ever. The days of listing high and waiting for a bidding war are gone in most submarkets — homes that sit too long are the ones getting hit with cuts, while realistic pricing still closes in under two months.

Where This Might Be Headed

Conditions aren't uniform across the bay. Pinellas County is edging closer to the six-months-of-supply threshold that typically defines a true buyer's market, meaning sellers there may need to adjust expectations further before the rest of the region catches up.
